Project Superintendent

We are looking for a full-time Superintendent with commercial construction experience to join our team. Location of projects to be supervised will vary as assigned by the Director of Construction of the company or his designee.

The superintendent will predominantly be traveling, often with extended overnight stays out of town/state.

Job Description:

The Superintendent position will oversee and administer to the day-to-day onsite operations. Employee shall report to the Director of Construction corporately with direct job reporting to the Project Manager of the company and shall be responsible for all projects and/or tasks assigned by the company to supervise responsibilities including, but not limited to:

– Full on-site construction supervision

– Client Relations

– Resource Allocation

– Safety

– Site Controls

– Schedules and Coordination

– Budgets in all Phases

– Cost Control

– Site Cleanliness

– Project Timeline and Project Quality Office

– Site Documentation and Photos in Microsoft Excel and Work formats

– Daily Reporting as required by company / customer

– Project Close-out Documentation

– Ability to Problem Solve with Limited Resources on Night Work

Requirements:

– Minimum of 5 years of experience in commercial construction with ground-up construction experience

– Must be able to lead team of subcontractors

– Handle multiple tasks in a fast-paced environment

– Must be able to read and understand construction documents

– Must provide own transportation

– C-store experience preferred

Analyst Intern

We are looking for a part-time Real Estate Analyst Intern to join our team. Employment will be based out of Frisco, TX with the potential of being able to work remotely part time.

Job Description:

Schaffer is looking for a highly motivated, detail-oriented Real Estate Analyst Intern (Junior or Senior level) to help support our Director of Real Estate and company executives. As a vital member of the Real Estate team, the ideal candidate must have strong organizational skills, solid communication skills and a positive “can-do” attitude.

Responsibilities:

The position responsibilities will include but are not limited to the following:

• Provide support to the Director of Real Estate and executives on a variety of Real Estate processes and programs.
• Market Analysis and Google Earth mapping.
• Various reporting for management through Smartsheets and Microsoft Excel.
• Site selection, analysis, and site feasibility review.
• LOI preparation, preliminary proformas, and interacting with outside civil engineering consultants.

Requirements:

– Junior or Senior level college student – Must be skilled in MS office and Google Earth.
– Strong integrity, discretion, and professional judgement.
– Strong attention to detail and organizational skills.
– Possess patience and is an effective communicator (both oral and written).
– Handle multiple tasks in a fast-paced environment.
– References required with application.

Project Manager – Texas

Schaffer is seeking a detail-oriented, thorough, and organized Project Manager to join our growing team. In this position you will manage multiple commercial construction projects from start to finish. This role will be based in our Frisco, Texas office and offers the potential of hybrid/remote flexibility once trained. As a hybrid role, this will require you to report to the office in-person for initial training and additionally for meetings/collaboration in the future, as needed.

POSITION SUMMARY:

The Project Manager is responsible for the overall project direction, completion, and financial outcome for assigned projects. This position requires strong communication skills, self-motivation customer service skills, and time management skills.

RESPONSIBILITIES:

• Prepare project schedules and work closely with Director of Construction to develop timelines and update monthly.
• Review estimates prior to submitting to customers.
• Lead or participate in preconstruction meetings with internal team members, cities, and subcontractors.
• Qualify subcontractor proposals, review contracts and issue subcontractor agreements to subcontractors.
• Review customer contracts and manage project to the contract.
• Manage project budget. Prepare pay applications and manage on time invoicing to customers.
• Review and approve subcontractor and vendor schedule of values, invoices and accounts payable. Ensure on-time payment to subcontractors and vendors.
• Prepare and submit change orders to customers, review subcontractor change orders, and update budget accordingly.
• Prepare and submit weekly reports to customers.
• Monitor the progress of construction activities on a regular basis and hold status meetings with subcontractors.
• Manages delays and associated cost or time impacts.
• Assist the company in business development efforts and advise management of potential project opportunities
• Other duties assigned by supervisors.
